First Home or Fifth, You Should Never Feel Lost

Buying a home is a big decision made of a lot of small ones. Which loan. How much down. Which side of town. What to offer. Most of the stress comes from not knowing what is next.

So we tell you what is next. Before you tour a single house you will know roughly what you can spend, what your payment looks like, and what the whole process costs. Then we go find the home.

The Process

Six Steps From “Just Looking” to Keys in Hand

1. Talk to a Lender

A short conversation tells you what you can borrow and what the payment will be. It costs nothing and it comes first.

2. Decide What Matters

Bedrooms, schools, yard, commute. We help you sort the must-haves from the nice-to-haves so the search stays focused.

3. Tour Homes

We line up showings around your schedule and point out what the listing photos leave out.

4. Make an Offer

We look at what similar homes actually sold for, write an offer that makes sense, and negotiate it for you.

5. Inspect and Appraise

An inspector checks the house. The lender’s appraiser confirms the value. If something comes up, we negotiate the fix.

6. Close

You sign, the loan funds, and the keys are yours. We are with you at the table.

Getting Qualified, in Short
Getting Qualified

Getting Qualified, in Short

A lender is answering one question: can you comfortably make this payment? They look at four things.

  • Credit. Your score and your history of paying on time.
  • Income. Steady and documented, usually with two years of work history.
  • Debt. Your monthly payments compared to your monthly income.
  • Cash. Your down payment plus closing costs.

Get pre-approved, not just pre-qualified, before you make an offer. It means a lender has checked your documents, and sellers take it seriously. We are happy to introduce you to local lenders we trust.

Four Loans Most Buyers Use

You do not need 20 percent down. A lender will tell you which of these fits.

Conventional

The standard loan. As little as 3 percent down for qualifying first-time buyers.

FHA

3.5 percent down with a credit score of 580 or higher. Flexible on credit.

VA

For eligible veterans and service members. No down payment, no monthly mortgage insurance.

USDA

No down payment in eligible rural areas, with income limits. Common outside city limits.

What Would the Payment Be?

Move the numbers until the monthly payment feels right. Then you know your price range.

Buyer Questions

Questions Buyers Ask Us Most

How much do I need for a down payment?

Less than most people think. VA and USDA loans can be zero down. FHA is 3.5 percent with a 580 credit score. Conventional loans start at 3 percent for qualifying first-time buyers. Down payment assistance may also be available through Housing New Mexico.

How much are closing costs?

Plan for roughly 2 to 5 percent of the loan amount, covering lender fees, title, and prepaid taxes and insurance. In some deals the seller agrees to pay part of them. We will tell you when that is worth asking for.

How long does it take to buy a home?

Once your offer is accepted, a financed purchase commonly closes in about 30 to 45 days. The search before that is as long or as short as you need it to be.

Do I need a home inspection?

We recommend one on every purchase, including new construction. An inspection is the cheapest way to find an expensive problem before it is yours.

How does working with a buyer’s agent work?

Before we tour homes together, we will sit down and go over a written buyer agreement that spells out what we do for you and how we are paid. No surprises later.
